When you need a little more space but don’t want to move, adding an extension can be ideal. Rear single-storey extensions are the perfect way to maximise the current space at home. You can add another room without it breaking the bank. For instance, you can add a single-storey extension to fit a new kitchen to the rear of the property or add another bedroom. You could even add a downstairs toilet or a family bathroom.

What limitations do single-storey extensions have?

Typically, rear extensions are determined by permitted development regulations, the size of the garden and the planning permission you obtain. It may also vary depending on the type of property you have. For instance, semi-detached and terraced properties have a three-metre limit for extensions. However, six-metre extensions can also be permitted if planning approval is obtained.

Rear   for detached properties, however, have different restrictions. For instance, there is a four-metre limit that falls within permitted development rights. You could also have an extension of up to eight metres if planning permission has been obtained under the neighbour consultation scheme.

Typically, single-storey extensions would be within permitted development and permission wouldn’t be necessary. However, if you wanted to go beyond the permitted development parameters then you would need planning permission. It depends on the type of extension you wish to build. As said, single-storey extensions don’t usually require permission, but it depends on the size.
